Rules that apply in Brecon
Planning in Brecon follows the Town and Country Planning Act 1990 and the Welsh permitted development rules. Shopfront shutters usually need planning permission; for houses it depends on the property, and listed buildings need listed building consent from the council, under the Historic Environment (Wales) Act 2023.
Electrical work for powered shutters is carried out to BS 7671, with notifiable work in homes (under Part P in Wales, whose list of notifiable work differs slightly from England's) self-certified by a competent person scheme electrician or notified to building control.
Fire shutters in workplaces and other non-domestic premises, including the common parts of blocks of flats, are maintained under the Regulatory Reform (Fire Safety) Order 2005, where the responsible person is responsible for keeping fire safety measures in working order. Fire shutters that form part of building work also need approval from local authority building control.
